Listed Buildings and Designated Areas

If you live in a listed building, listed building consent is required before undertaking a loft conversion. Those living in designated areas, such as conservation areas, will typically need to apply for planning permission, which our team can help you with.

Permitted Development

Most loft conversions will fall within permitted development, which means you won’t need to apply for planning permission.

Your conversion shouldn’t require planning permission, providing:

  • The new roof doesn’t add more than 40m3 space to terraced houses or 50m3 to semi-detached or detached houses. Previous roof extensions count towards this allowance.

  • The extension isn’t higher than the highest part of the existing roof.

  • There aren’t any raised balconies or platforms.

  • The new roofing materials exactly match the original ones or are very close.

  • The extension doesn’t overhang the outer face of the original wall of the house.

  • Any conversions, other than hip-to-gables, are set back a minimum of 200mm from the original eaves, unless impossible.

  • Side-facing windows feature obscured glazing and an opening 1.7m above the floor.
