Permitted Development

Most loft conversions will fall within permitted development, which means you won’t need to apply for planning permission.

Your conversion shouldn’t require planning permission, providing:

• 

  The new roof doesn’t add more than 40m3 space to terraced houses or 50m3 to semi-detached or detached houses. Previous roof extensions count towards this allowance.
  

• 

  The extension isn’t higher than the highest part of the existing roof.
  

• 

  There aren’t any raised balconies or platforms.
  

• 

  The new roofing materials exactly match the original ones or are very close.
  

• 

  The extension doesn’t overhang the outer face of the original wall of the house.
  

• 

  Any conversions, other than hip-to-gables, are set back a minimum of 200mm from the original eaves, unless impossible.
  

• 

  Side-facing windows feature obscured glazing and an opening 1.7m above the floor.
